1. General Information

Poconotopia offers short-term vacation rentals in the Pocono Mountains. By placing a booking or staying at any of our homes, you agree to these Terms & Conditions, as well as any additional rules communicated during the booking process or displayed in the house manual.

2. Reservations & Payments

All reservations must be made by guests who are at least 21 years of age (or the minimum age required by the booking platform). A reservation is confirmed only after payment has been successfully processed through our booking platform or payment provider. We do not guarantee availability until the reservation is confirmed.

Rates may vary depending on season, number of guests, and length of stay. Applicable taxes, platform fees, and cleaning fees will be clearly shown before you complete your booking.

3. Check-in, Check-out & Occupancy

Check-in and check-out times are specified in your booking confirmation. Early check-in or late check-out may be available upon request and is subject to availability and possible additional fees.

The total number of guests (including children) must not exceed the maximum occupancy indicated for each property. Unauthorized additional guests may result in extra charges or immediate cancellation of the stay without refund.

4. Cancellations & Modifications

Our cancellation policy is described on the booking platform under the Terms page. Any request to modify dates, number of guests, or length of stay is subject to availability and may affect the final price of the reservation, and it will be authorized only in writing by the owner of the properties.

Full refund at least 14 days before check-in. Partial refund within 5 days of check-in.

Partial refund info: Guests who cancel within 5 days of check-in or during their trip will be charged 1 extra night and refunded 50% of unspent nights.

5. House Rules & Use of the Property

Guests agree to respect all house rules provided before arrival or displayed inside the home. This includes, but is not limited to: respecting noise regulations, community rules, parking rules, trash disposal instructions, use of hot tub or other amenities, and any posted safety instructions.

Parties, events or commercial use of the property are strictly prohibited unless explicitly authorized in writing. The property may only be used for vacation and residential purposes.

6. Damages, Security & Extra Cleaning

You are responsible for any damage, loss, or excessive wear and tear caused by you or your guests during the stay. We reserve the right to charge the cost of repairs, replacements or extra cleaning through the booking platform, security deposit, or payment method on file, in accordance with the platform’s policies.

7. Pets

Pets are only allowed in properties where this is clearly specified and must be included in the reservation. Additional pet fees, rules, or limitations (such as breed or size restrictions) may apply. Guests are responsible for cleaning up after their pets and for any damage caused. Pets must be on leash at all times when going into the outdoor area of the property.

8. Liability & Safety

Guests use the property, outdoor areas, stairs, decks, hot tubs, and any other amenities at their own risk. Poconotopia and the property owners are not liable for accidents, injuries, illness, loss of personal items, or damages that occur during your stay, except where such liability cannot be excluded by law.

Please supervise children at all times and follow all posted safety instructions and community regulations.

9. Privacy & Contact

We use your contact details solely to manage your reservation and communicate important information related to your stay. We do not sell your personal data to third parties. For questions about how we handle your information or about these Terms & Conditions, you can contact us through the form on our Contact page or using the email address provided in your booking confirmation.

10. Platforms & Governing Terms

When you book through a third-party platform (such as Airbnb, VRBO, Booking, Expedia or similar), their terms of service and policies apply in addition to these Terms & Conditions. In the event of any conflict, the platform’s terms will prevail for that reservation.

By confirming your reservation, you acknowledge that you have read and accepted these Terms & Conditions.
